Ray White Investment Management Services (IMS) operates as a separate company and the team understand the journey being embarked upon by investors buying house and land packages and/or townhouses. They fully appreciate the negative gearing and high level of leverage that most clients have entered into, to achieve their goals of long term financial independence and therefore the important of minimising downtime in terms of poor tenant selection and/or a loss of rent.
The relationship with clients starts at an early stage, often soon after they have selected a block of land and purchased it and we communicate with them throughout the construction process and drive by the estates regularly, keeping clients informed and excited as their home journey progresses from slab, to frame, to roofing, practical completion, lock up and finally handover to the client and ourselves.
At handover (or prior where practical) we commence the process of listing the property online through approximately 20 different portals to ensure the property is promoted widely and to maximise potential tenant exposure.
Having other properties invariably in these estates also enables us to crossover tenant enquiry between properties and to even “bank” tenants in advance of properties that are reaching completion.
The company prides itself on the low days on market that it achieves with most of the properties it handles which invariably requires a 7 day per week leasing operation being one of the major features that sets it apart from traditional real estate companies.
In today’s age of consumerism and with a company philosophy built around transparency and open relationships with all clients and partners, Ray White IMS invested heavily in technology at an early stage to ensure that clients are able via an owner’s portal to go online and view activity on their property, rent payments etc etc.
Inspect Real Estate forms the centrepiece of our leasing strategy and is an online booking system linked to our websites whereby tenants can select a viewing time to suit themselves throughout the week rather than the traditional real estate company approach of only conducting open homes on a Saturday.
A day which, to many families, is taken up with either sport and/or other family activities. They can do this anywhere in the world on any devise that has internet access 24/7.
